Siemens Healthcare Diagnostics needed to address the growing needs of its Oncogene Science Biomarker Group division. PIDC served as design/builder and programmer for this multifaceted facility, which includes a new corporate headquarters along with leading-edge manufacturing, R&D and an animal facility.

Hired by leasing agent The Bulfinch Companies, PIDC was instrumental from the outset in paving the way for project success. We helped to simultaneously shape the framework of the landlord/tenant deal and the deliverables for the turnkey project, while establishing a viable Guaranteed Maximum Price (GMP) in the early stages of design.

Project highlights include:

  • A once-through HVAC system with heat recovery wheels that use exhaust to temper incoming air.
  • A validation-ready RODI distribution system and vacuum distribution system.
  • A laboratory waste system installation in an occupied area with no disruption to the existing tenant.
  • A new gas line to serve a new tenant’s needs — requiring passage of an 8-inch vertical service through five floors of occupied space.
  • Installation of three cold rooms to serve tenant needs.
  • A 125kW generator for the project’s emergency power.
  • Utilization of RO reject water for steam humidification.
