Interior Office Renovation, R&D & Manufacturing
38,000 sf
Architect: Olson Lewis Dioli & Doktor Architects | Manchester-by-the-Sea, MA

As design/builder for this multifaceted consolidation effort for a large technology company, PIDC facilitated the move of various specialty R&D functions and administrative personnel from a leased facility to a Client-owned building. The carefully sequenced three-phase construction plan was supported by functional realignment within the building.

While maximizing the use of existing MEP/FP systems to control fitup costs, PIDC and its design partners drove the on-time, on-budget delivery — with no impact to adjacent occupancies and manufacturing operations.

Project highlights include:

  • Buildout of a new main lobby area, including an executive conference room and product demo spaces.
  • A 20,000 sf programming/design effort to create an inviting central collaboration space for R&D and manufacturing personnel
  • A Class 10K cleanroom expansion/modification to support a new product line and associated equipment.
  • Fit-up of 6,000 sf of various R&D lab spaces inclusive of MEP upgrades.
  • Construction of a new 2,600 sf cafeteria/food prep area, employee lounge and entertainment space.
  • Fit-up of 8,600 sf of open office space, private offices and conference rooms — plus multiple renovations of smaller offices
